What StatFunding Does

StatFunding provides individual investors with a platform to build their own diversified asset backed investment portfolios. Each investment available on the StatFunding platform is backed by a secured interest in real estate.

How to Sign Up

After you register for an account you will have full access to the dashboards utilized to review potential investments, select your investments, assemble a portfolio, and monitor returns. You must be an accredited investor in order to fund your account and make investments on the StatFunding platform. It is your responsibility to provide StatFunding with the necessary documentation to validate that you are an accredited investor.

How to Invest

Once you are verified as an accredited investor you can fund your account. Once your account is funded, you can place a bid for a fractional interest on a listing. Once a listing becomes sufficiently funded to close, and the underlying loan closes, StatFunding issues you a note in the amount of your bid. When payments are received from the underlying borrower StatFunding deposits your pro-rata payment into your StatFunding account. You can choose to withdraw your available cash from your StatFunding account at any time, or you can choose to reinvest your earned interest and return of capital in other investments on the StatFunding platform.

How to Select Investments

Browse Investments

The Browse Investments screen provides a list of all active and available loans on the StatFunding platform. This view provides the high-level details of loan listings.

Type of Property

StatFunding categorizes the underlying real estate subject to the loans into 6 categories: multifamily, retail, office, warehouse, storage, and residential.

Loan Id#

Each loan listings is assigned a Loan Id Number.

Type of Loan

Our platform provides two categories of financing: purchase financing and refinancing.

Loan Amount

The Loan Amount is the amount of financing provided to the borrower in each loan.

Lender Rate

The lender rate is the net interest rate an investor in a StatFunding loan would earn, after subtracting the StatFunding servicing fee.

LTV

LTV is the Loan to Value ratio of the property subject to the loan.

Term

The Term of the loan is the amount of years in which the loan matures. the Term may be different from the Amortization.

Percent Funded

The Percent Funded graph displays the sum total of bids on a loan from 0% to 100%.

Total $ Funded

The Browse view displays the total dollar amount of bids on each loan.

The Listing Summary View

The listing summary provides the full view of all details of the loan.

Location

The state the property is located.

Borrower Rate

The rate of interest the borrower is charged for the loan, including the Statfunding servicing fee.

Servicing Fee

The amount of the StatFunding servicing fee.

Lender Rate

The lender rate is the net interest rate an investor in a StatFunding loan would earn, after subtracting the StatFunding servicing fee.

Amortization

The number of years of amortization for the loan. This number may be different than the Loan Term.

Available Cash to Invest

This is the amount of cash in your StatFunding account, less the sum of pending bids on StatFunding loans.

Amount You Previously Bid on This Listing

The sum total of all previous bids you previously made on this listing, if any.

How to Manage Your Portfolio

The StatFunding dashboard provides a complete view of the investments in your portfolio. From the dashboard you can navigate to every other feature of the StatFunding investing platform and easily manage your account.

Account Value

Your Account Value is the net value of your account, which is the sum of the Available Cash in your account, plus pending notes, plus the outstanding principal balance of notes. Available Cash is the cash balance of your account, minus pending notes.

Account Performance

Account Performance displays the total interest payment you have received from notes as of the current date, minus principal losses, plus any fees you have earned.

Portfolio Yield

The calculation of the current yield of the active notes in your portfolio on the StatFunding platform net of fees.

Current Allocation

The Current Allocation view shows two graphical views of your account. First, your Asset Allocation: Available Cash, Pending Notes, and Notes. The second graph, Portfolio Allocation, displays the percentage allocation of your portfolio (in dollars) in each asset classification: office, multifamily, retail, warehouse, storage, residential.

Cash Summary

The computation of your Available Cash. Available Cash is your Cash Balance minus Pending Notes.

Recent Note Purchases

A listing of your 5 most recent note purchases.

Recent Pending Investments

A listing of your 5 most recent pending bids on Notes.

Performance Summary

Your total payments received minus principal, minus any principal charge offs, resulting in the net gain or loss in your account.

Portfolio Allocation Summary

The summary of the portfolio allocation in your account in dollars in 6 categories: multifamily, retail, office, warehouse, storage, and residential.

Pending Notes Summary

A listing by allocation in dollars of your pending bids on Notes.

Pending Investments List View

The Pending Investments List view provides a summary of all pending investments - your pending bids - in your account.

Type of Property

The amount of this bid on this listing.

Total Amount of all Bids on this Listing

The sum total of all previous bids on this listing if you have multiple bids on a single listing.

Transaction Summary View

The Transaction Summary View provides an overview of all transactions in your account. From this dashboard you can select a detail view for each displayed transaction and click "View All" to see all transactions within each category.

Deposit and Withdrawal History

The Deposit and Withdrawal History displays the last 7 deposit and withdrawal transaction in your StatFunding account, listing the date of the transaction, the type of transaction, and the amount of the transaction.

To view transaction older than the last 7 transactions, click the "View all Deposits and Withdrawals" link.

Note Payment History

The Note Payment History displays the last 7 note payments you have received in your StatFunding Account. From this view you can click the "Details" link to see the Payment Summary view for the underlying note which includes this payment and all other payment history details for the note.

To view note payments older than the last 7 payments, click the "View all Note Payments" link.

Note Purchase History

The Note Purchase History displays the last 7 note purchases in your StatFunding Account. From this view you can click the "Details" link to see all details for the note.

To view note purchases older than the last 7 purchases, click the "View all Note Purchases" link.

Portfolio View

The Porftolio View provides an overview of all notes in your account.

From the portfolio view you can select a detail view for each note in your account by clicking on each one.

Note Id#

The Note ID# relating to this payment.

Type of Loan

THe type of the underlying loan relating to the note (purchase or refinancing).

Note Amount

The amount of the note.

Rate

The Rate is the Lender Rate, which is the Borrower Rate minus the StatFunding Servicing Fee.

Term

The term of the underlying loan in years.

Origination Date

The date the note was issued.

Net Received

The total amount received from each note including principal and interest.

How to Monitor Returns

The Note History view provides the payment history of each Note in your portfolio.

Payment Summary

The Payment Summary displays the sum of all payments received relating to the Note. This view also breaks down each payment into its constituent components: interest and principal.

Payment History Detail

Here the details of each payment are displayed, each row reflecting a payment.

Payment#

The payment number of the payment.

Payment Date

The date the payment was credited to your account.

Total Paid

The total amount of the payment.

Interest

The amount of each payment allocable to interest.

Principal

The amount of each payment allocable to principal.

Principal Balance

The outstanding principal balance following the last payment.
